The Staging Process

We begin with meeting with you or the agent at the property. We evaluate the space, design and functionality to see how we can best enhance the properties best features. We take photos to later review so we can plan what color palette will compliment the overall aesthetics, style of the home and area. We will then provide you with a proposal for our staging services.

Vacant Home Staging

Transitional Designs brings your home alive by transforming your vacant property into a gorgeous alluring space where buyers can visualize their future home. It’s essential for the prospective buyer to have that personal connection to your property on an emotional level. Understanding what today’s buyers are looking for is our specialty and we bring in furniture and accessories that perfectly creates the living space buyers can imagine themselves in instead of a cold vacant space.

*Pre-Staging

  • We visit the property

  • Evaluate the space

  • Take photos

  • Develop a staging plan

*Design

  • Once a proposal has been chosen and contracts signed

  • We create a design based on the architectural features, functionality, demographics and price point to appeal to your target buyer

  • A color palette is chosen as well as furniture and accessories which will compliment your property to its fullest potential

*Staging

  • Our certified stagers will arrive to transform your home while our movers will deliver all furniture and accessories

*De-Staging

  • Once contingencies have been removed we will schedule a flawless removal of all our furniture and accessories prior to escrow closing

Occupied Home Staging

Transitional Designs knows when it’s time to sell your home buyers are looking for that fresh model home look not a dated “lived in” home. Buyers are not willing to spend top dollar on a home that looks “lived in.” Our goal is to create a model home look using your existing furnishings and mixing in our updated furniture and accessories. We will seamlessly blend the two to enhance your home best features giving it that “wow” factor to cohesively transform your home into what today’s buyers are looking for.


We here to help the seller let go of their property emotionally so they can move forward and start their next phase. We do this by de-personalizing their home, de-cluttering and removing items that scream yesterday and bring in new and updated items. We also create an environment where the potential buyer’s eye is drawn to the assets of the property helping them envision themselves at home.

*Pre-Occupied Staging

  • We visit the property

  • Evaluate the space and existing furniture to be used

  • Take photos

  • Develop a staging plan using as much of the sellers furniture as possible

  • Provide multiple proposals

*Design

  • Once a proposal has been chosen and contracts signed

  • A “To Do List” will be provided to the seller to prepare their home for staging. This includes a list of items that may need to be removed, cosmetic improvements as well as repairs which are recommended to be completed prior to the property being staged.

  • We will design a plan using as much of the sellers furniture as possible, mixing in our updated accessories and choosing a color palette that will compliment the sellers home and appeal to the most buyers.

  • Prior to stage property should be professionally cleaned.

  • Our certified stagers will arrive to transform the home while our movers will deliver any furniture if needed and accessories.
